Buy With Us

Home buying is one of the biggest purchases you make in life. Eva can guide you and help you feel the process that can be a bit stressful as easily as possible and comfortable every step of the way.

Pre-approval

Knowing how much you can afford is the first step, also you will avoid being disappointed when going after home that is out of your price range. Meet with a mortgage broker to learn about the loan process and to determine the comfortable price range. There are two levels of endorsement during this process. Pre-qualification means you are potentially qualified for a stated loan amount, assuming full and accurate disclosure, while sellers are much more receptive to potential buyers who have been pre-approved. You must provide your mortgage broker with information for a detailed background and financial documents in order to get pre-approved.

Budgeting

A mortgage calculator will help you yo figure out what your monthly mortgage will be. We have a useful tool on our website you can use. Besides the monthly mortgage payment and home insurance, you should also consider homeowner’s dues if its a condominium, maintenance cost, property tax, and utilities.

Know what you are looking for

Prioritize your wants and needs on a list but try to be flexible. It can include location preference, type of property, size of the property, number of bedrooms, and amenities. As for first-time buyers, you will not get everything on your wish list but it will keep you on track what you are looking for.

Get professional help

There is a lot to consider when it comes to purchasing a home. Find a professional who works for you, the buyer, not the seller. One who understands your wants, specialized and knowledgeable in the neighborhood, and listens to your needs.

Attending Open House

Open houses usually open to the public on weekends, this is a great opportunity to view homes without pressure. Try to look beyond the owner’s decor maybe it’s not your taste but still has great potential for your needs: the size of the rooms, floor plan, if there is enough sunlight.

Making an offer

The initial offer should look attractive especially in the Seller’s market. Eva will strategize on the initial offered price but still leave room to negotiate based on how long the property has been on the market, the condition of the property, other offers that have been presented, and how the asking price compares to recently sold similar properties.

Perform an inspection

Once your offer is accepted you will hire a licensed home inspector and inspect your big purchase thoroughly. The general home inspection can include checking the condition of the roof, plumbing, electrical, appliances, and damages throughout the house. Besides you can conduct chimney, foundation, termite inspections separately if needed.

Walk-through

The final walk-through is performed 3 days prior to the closing. During this time you will be checking if all the changes and repairs have been made according to the agreement with the seller. Also, you will be checking if no changes have been made that were not agreed on.
